The £720 a year you’re giving away for free.
Your guests already want to pay for an early check-in, a late checkout and a bottle on arrival — you’re just not selling it. ExtraWelcome turns those requests into income. Live in 10 minutes, no app for your guests, money straight to your own Stripe.
No sale, no fee. You only ever pay when you earn.
Your missed income, right now
£720
per property, per year — sitting on the table
Assumes ~30% of guests add one extra — your real numbers may run higher; early & late check-ins alone convert at 45–60% for many hosts. When you sell through ExtraWelcome you keep 88% — we take just 12%, and only when a guest actually buys.

Three steps. Ten minutes. Done.
No PMS to connect, no contract, nothing to install. If you can paste a link, you can run it.
Step 1: Build your store
Pick from ready-made extras — early check-in, late checkout, mid-stay clean, welcome hamper. Set your prices. Send us your listing link and we'll even build it for you.
Step 2: Share the link
Drop it into your Airbnb or Booking.com welcome message, or print the QR for the kitchen counter. Guests buy in a few taps with Apple or Google Pay — no account needed.
Step 3: Get paid
Money lands straight in your own Stripe account. You approve anything time-sensitive before the guest is charged, so you never promise what you can't deliver.
Why hosts actually keep it
It’s built to make you money without ever risking a bad review.
No sale, no fee
Free forever. We only take a small cut when you actually earn — so it can't cost you money.
Never a bad review
Guests are never charged for anything you haven't approved. If you can't do an early check-in, they simply aren't billed.
Your first sale this week
Don't wait for new bookings — send the link to guests you've already got arriving, and earn from the next stay.
Nothing for guests to install
No app, no account, no password. They tap the link, pay, done. The whole thing takes under a minute.
Your money, your account
Payments settle straight into your own Stripe — we never hold your cash or make you wait for a payout.
Impossible to oversell
Lead-time rules and back-to-back detection mean an extra can't be bought when you can't deliver it.
Your next guests are already booked — start earning from the stays you’ve got coming up.

Questions hosts ask
The practical stuff — pricing, payments, and how it fits with the platforms you already use.
Can I charge Airbnb guests for early check-in or late checkout?
Yes. Early check-in, late checkout and other extras sit outside the room booking itself, so hosts are generally free to offer them directly to their guests. ExtraWelcome gives you one link to send, and the money goes straight to your own account — you’re not changing the reservation, just selling the add-ons guests already ask for.
How much should I charge for a late checkout or early check-in?
Most UK hosts charge between £10 and £30 for an early check-in or late checkout, depending on how much time it involves and how tight your turnaround is. A good rule of thumb is to price it against your nightly rate — very roughly 10–20% of a night for a few hours’ flexibility, and more when it blocks you from taking another booking. Early and late check-ins are the two most-requested extras, so even modest pricing adds up across a year of stays. Set it high enough to cover the disruption, low enough that saying yes still feels like a treat.
How do guests pay — do they need an app or account?
No app and no account. You send guests a link, they open it in their browser, choose what they want and pay by card, Apple Pay or Google Pay. Payment is handled securely by Stripe, and the whole thing takes under a minute.
When and how do I get paid?
The money settles straight into your own Stripe account on Stripe’s normal payout schedule — we never hold your cash or make you wait for a payout from us. For extras that need your approval, the guest’s card is authorised up front and only charged once you confirm. Everything else is charged at the point of sale.
What happens if I can’t honour an early check-in?
Then the guest simply isn’t charged. Extras that depend on your availability are set to need your approval, so the guest’s card is authorised but not actually taken until you accept. If you decline, or the time passes, the hold is released and the guest keeps their money — which is why an early check-in can never turn into a bad review.
Does it work with Booking.com, Vrbo and direct bookings?
Yes. ExtraWelcome works alongside any platform because it sits outside the booking — you just send guests your link, whether they booked through Airbnb, Booking.com, Vrbo or came to you directly. There’s no integration to set up and nothing for the platform to approve. One store link works for every guest.
What does ExtraWelcome cost?
It’s free to start and free to keep — you only pay when you make a sale. When a guest buys an extra we take a 12% commission on that sale and nothing else: no monthly fees, no setup cost, and no charge to your guests. A per-property plan for managers with several properties is coming. If you never sell an extra, ExtraWelcome never costs you a penny.
Is ExtraWelcome affiliated with Airbnb or Booking.com?
No. ExtraWelcome is an independent product and isn’t affiliated with, endorsed by or connected to Airbnb, Booking.com or Vrbo. It simply works alongside the platforms you already use to take bookings.
